What to know about buying a horse property

When you are buying a horse property there are many things to consider. One of the top things to think about in the west is water. Water is a huge issue in the west and the Denver Foothills. You really need to do your due diligence to make sure the well on your property or the stream running through it has the ability to water your horses. Just because you have a stream or pond on your property doesn’t mean that water belongs to you.

Just because the property currently has horses or animals on it doesn’t mean they are actually able to drink the water from the property. There are many properties set up in the Denver Foothills that are all set up with horse facilities and horses but the well does not allow for them. Sometimes the property owner ships water in for these cases and stores it in a cistern for the animals on the property.

Anther thing to look at is the setbacks on the property lines. This is something to consider if you plan on building something such as a barn or shed for the animals or planning on expanding on the current horse facilities. There are a few different things that can determine setbacks and building of certain out buildings. The CCRs or HOA has some restrictions but the county or town the home is in has some input and restrictions on this as well. The home might be in a certain area where the fences or outbuildings need to be a specific color or style.

Another thing to look at is the conveyance and HOA docs to be sure that your lot is allowed horses and other large animals. It also is possible that just because your neighbor is allowed horses doesn’t mean the property you are looking at allows them. I know it sounds silly but this is the case sometimes.
If you are planning on having horses or other critters on your property you will want to discuss your needs with a real estate agent or broker that specializes in horse properties like Orson Hill Realty. They will be able to help you with your due diligence on researching the ability to have horses and other large animals on your property. One thing to also keep in mind is that there are some areas and HOAs that restrict the amount and number of dogs and cats. These will be in the HOA docs or CCRs.
