Smaller real estate companies are the new in thing

Being a small boutique real estate company owner and employing broker might make me a bit bias on the subject but I have a valid argument to make buyers and sellers understand the difference between the two. I was once part of a large international brokerage firm. Right out of real estate school I joined the family and drank the kool aid. It was OK for starting out. They had classes from septic issues you might face in the mountains to how to log into a gmail account. This might be good for folks that don’t have any business experience but I have been in marketing and owned my own businesses for over 20 years now. It seemed silly after I got my feet wet to spend tons of money on my “split” (that is the amount you give to your brokerage firm for pretty much the use of a logo). The split in most big real estate companies can be huge! Giving upwards of 45% to the firm. I started thinking “hmmmm that could be money I spend marketing my listings”. I was right! There is no longer a need to have a national brand as a Realtor. Once you know what to do… Then add your own touch to your real estate business, those 10s of thousands of dollars could be put into my clients marketing budget. Orson Hill Realty charges their brokers a very small split. They also don’t go after brokers before they even pass their real estate test like the local big guys that brag about having the most brokers. My question to them is how many of those brokers are good brokers? That is what we strive for here. Quality over quantity all day long! Check out another great luxury real estate company here

Another nice thing about the smaller companies is that you know the money you spend on selling your home is staying local. The larger international companies use the money to advertise in larger markets. They want to spend their ad dollars where they know they will get more buyers and listings.

With the internet now any size real estate company can get your home in front of any particular market. The real estate market no longer needs the syndication network of a national brokerage firm. Actually some of the larger firms won’t let local brokers push the listings to some fantastic sites that really help boost visibility for your listing. It really makes it hard for luxury listing brokers to make an impact with your listing.
