Not so small print regarding the discounted listing fees:

Orson Hill Realty is offering a 1.5% listing side commission for any home that is listed and active in the MLS before March 1st 2019. 

The home MUST, MUST sell for more than $1,000,000 for 1.5% listing fee and anything under $1,000,000 to $500,000 will be a 2% listing fee and the listing must active in the MLS before March 1st 2019.

This does not include the 2.8% commission to the buyer broker. Orson Hill Realty will not take a listing that the seller requires the buyer agent (the broker that brings the buyer to your home and makes an offer to purchase) less than 2.8% on most listings on certain listings we may take one that the seller wants to pay 2.5% to buyer agent. Any less to the buyer broker makes it very difficult to sell the home.

This is a total dicounted rate of 4.3% or 4,8% (depending on the sale price) commission for buyer and listing broker. Listing broker will only receive 1.5% unless they bring the buyer as well then they will receive the entire 4.3% or 4.8% for doing both sides of the transaction.
