Conifer, CO Land Inventory is Low
Land is becoming much more scarce here in the Conifer area. Anyone looking for land for sale in Conifer, CO to build their dream home is seeing the inventory slipping away. With existing home inventory shrinking so is good buildable mountain land. There is still some good vacant land in Conifer if you look. It is sometimes hard to find a lot that is completely flat. That has been a challenge for years. Now it is getting even harder. There are still a lot of land parcels that have enough of a building envelope to build a home though. Your soccer ball might roll down to the neighbor’s yard but that is a challenge of living in the mountains of Colorado.
When buying land in the mountains
It is hard to believe but there is land for sale in the mountains that you are unable to build on or get a well on. It seems like those lots should not be on the open market but they do exist. Make sure you discuss with your real estate agent to help you do your due diligence. Although the research falls upon the buyer to speak to the county and the state to confirm you can do all the things you want to do on your property. Another hurdle sometimes after the county would be the HOA (if there is one). Many HOAs have restriction on type of homes and other stipulations. Also be sure to read the covenants and restrictions on the land that is for sale. Many developers set up rule of the neighborhood when they are subdividing parcels.
The Things Buyers Should Consider When Buying Land
Everyone has always had the dream of buying a piece of land in the mountains and building their dream home. That is a wonderful dream to have and shattering dreams is not something a real estate agent likes to do . Unfortunately it is sometimes a Realtor’s job to tell people things they would rather not hear. It isn’t cheap to build in Conifer or anywhere in the mountains. These days it is cheaper and much easier to purchase an existing home. For starters there are wells to drill (or tap fees to pay) septic systems to design and install and rocks to blast. There are counties to deal with for permits and easements to worry about. If you can manage all that you will be able to design your dream home in Conifer.
About Conifer, CO
Conifer is a great little town southwest of Denver. It is a desirable area with its easy access to Denver and the ski resorts. It is a community that is loved by people that enjoy the outdoors for hiking and mountain biking. Conifer has great open space parks and has a large horse riding community because of the large number of horse properties. Conifer is also a very easy going community with not too many national franchises. Conifer has great schools and community involvement. Conifer has about 7500 people living there full time.
