The term luxury homes and luxury real estate is a relative term. It depends on the area and the condition of the home. In some areas of the country you can buy a nine thousand square foot home for $500,000. In other areas $500,000 won’t buy you a two bedroom apartment. In the Denver Foothills the average home value is over $500,000 so you will only be able to afford an average size home in the Denver Foothills. In the Denver Foothills you can pretty much say that any home over $1,000,000 could be considered in the luxury home or high end market.
When you are looking for a luxury real estate agent there are a few things to consider. Most luxury homes need to be market similar to other properties but just a little nicer, for the lack of better words. An open house usually won’t sell a luxury property but a broker might. Instead of opening the luxury home up to the public open it to brokers. This does two things, one it helps with security. You don’t have the general public mingling around your home. The other thing it does is lets brokers see your home so they can tell their clients about it. A good Realtor knows what their clients needs are. Most high end luxury brokers have a data base with buyers in the market for high end homes.

Now print media sometimes works with high end luxury homes but print media on real estate is just as dead as it is on other industries. A print ad like an open house for the public is pretty much for the listing broker’s benefit to acquire new buyer leads and seldom results in the sale of a home especially in the luxury market. Although one print media we recommend to all of our clients is a nice in home brochure for potential buyers to take home with them as they are leaving your home.
Postcards often fall under the same category as other print media. It is more to get the luxury agent’s name out in the community. People want to use an agent or real estate company that has other luxury homes listed. It seems to give them a piece of mind. They feel that the other sellers have already done their research and that broker must know how to sell luxury real estate. So if they get a postcard with a home with the similar value of their home they will think that brokerage or agent knows luxury homes. Not realizing that might be the broker’s uncle and has never been in the juxury market.

It is a dirty secret that open houses are strictly for listing agents to gather information about buyers. Most buyers that are working with an agent don’t do open homes. They set up appointments to see the listings in off hours. So this is a great opportunity for the listing agent to gather names for their data base. Not many homes sell from open houses. It is usually people just poking around to see their neighbors house or people in the very early stages of buying a home.
